The rental property is the furnished holiday apartment «Chalet Panorama Champéry», a 2.5-room apartment at the address above, for a maximum of four people.

2. Booking and conclusion of contract

A booking request made through the booking window on this website is a binding offer by the guest. The rental agreement comes into effect once the landlord confirms the booking in writing by e-mail.

The guest making the booking must be of legal age and is liable for the obligations of all accompanying persons as for their own.

The apartment may only be occupied by the number of people stated at the time of booking. Subletting or handing the apartment over to third parties is not permitted.

3. Prices and additional costs

All prices are in Swiss francs. The nightly rate varies by season and is shown in the booking window for the selected period.

The tourist tax is collected on behalf of the municipality and passed on in full. It is required by law and cannot be waived.

Discounts for longer stays

Discounts are calculated automatically and apply to the nightly rate only, not to cleaning or tourist tax.

4. Payment

The total amount is due upon receipt of the booking confirmation. The available payment methods are shown in the booking window.

If payment is not made on time, the landlord is entitled, after one reminder, to withdraw from the contract and rent the apartment to someone else. The cancellation charges under clause 5 remain payable in that case.

5. Cancellation and early departure

Cancellation is possible at any time and must be made in writing by e-mail. The date of receipt by the landlord is decisive.

Recommendation: Taking out travel cancellation insurance is recommended. It usually covers cancellations due to illness, accident or other unforeseen events.

The landlord may withdraw from the contract if the apartment becomes unusable due to force majeure, water or fire damage or a comparable event. In that case, all payments already made will be refunded in full. No further claims arise.

6. Arrival and departure

Check-in is possible from 3 p.m., check-out until 11 a.m. Different times can be arranged on request, provided the occupancy schedule allows it.

Access is via an electronic lock. The access code is provided before arrival and must be kept confidential.

7. House rules

8. Damage, loss and guest liability

The guest takes over the apartment in proper condition. Any defects or damage already present on arrival must be reported to the landlord within 24 hours of arrival. Without a timely report, the apartment is deemed to have been taken over free of defects.

The guest is liable for all damage to the apartment, furnishings and inventory caused by themselves, their fellow travellers or their visitors during the stay. This does not apply to damage from normal wear and tear.

Damage must be reported to the landlord immediately, and at the latest before departure. Anyone who conceals damage is additionally liable for the costs arising from its late discovery, in particular loss of income if the apartment cannot be re-let in time as a result.

The landlord will invoice the cost of repair or replacement based on actual expenditure. In the case of replacement, the current value is reimbursed. The guest has the right to prove that no damage, or less damage, occurred.

Loss of keys or passing the access code to third parties, where this leads to replacement of the locking system, is at the guest's expense.

Note: Damage of this kind is usually covered by private liability insurance. Taking out such insurance is recommended.

9. Landlord liability

The landlord is liable for intent and gross negligence. Liability for slight negligence is excluded to the extent permitted by law.

No liability is accepted for items brought by the guest. Temporary failures of electricity, water, heating or internet connection for which the landlord is not responsible do not give rise to any claim for reduction or damages.

Information about mountain railways, opening hours, events and leisure activities in the region is provided without warranty. It does not form part of the rental agreement.

10. Complaints

If defects arise during the stay, the landlord must be informed immediately so that remedy can be provided. If no report is made, no claims can be derived from it.

11. Applicable law and place of jurisdiction

Swiss law applies exclusively. The place of jurisdiction is Champéry, Canton of Valais.
